Window AC Unit. New fridge in kitchen. Hardwood floors. LOCATION ON DUFFERIN: Just north of Shanly, South of Hallam on east side of Dufferin

    MORE INFO: Inside main house door, you have your own lockable door up to the apartment. Shared Laundry for the house is in the entryway to the basement (not coin operated/no extra cost). Washer is new/1 yr old.

    SUBWAY/TTC - 5-6 min walk from the Bloor/Dufferin subway station to front step. Dufferin St buses are handy. Bike ride to U of T under 15 mins.

    THE AREA - under 10 min walk to the Dufferin Mall (Winners, H&M, Wal Mart, Beer Store, LCBO) “can't get enough of the Dirty Duff” - Bloordale is amazing – great shops and restos along Bloor St. - Pubs, Craft brewery, Tim Hortons if that revs you up, Gladstone library, banks (RBC/Scotia/BMO/CIBC), coffee shops, barbers. - Grocery stores in the area: No Frills(walk); Freshco (walk); WalMart (walk). Indie stores on Bloor, Loblaws at Christie/Dupont (short bike ride). - Planet Fitness 5 min walk in the old Galleria Mall - Dufferin Grove And the Dufferin Grove Farmer’s market very close. - bike path on Hallam right around corner, connects to Shaw path and then you’re on your way via the Bloor St bike lanes. -Geary is a 6 min walk north of here. Blood Brothers Brewery, General Public, North of Brooklyn Pizza, etc) - Wallace/Emerson community centre across the street (huge pool)

    I'm the owner and live on the main floor. I'm a musician and am away a LOT. I'm VERY quiet when here. - I’m gay and out, so if you don’t like that, please go rent somewhere else ☺ - I repair stuff that needs to get done pretty quickly, or have someone do it if I'm away. - parking is a little tricky if you have a car (no parking on Dufferin) - but local side streets have parking via permit. -Space to lock bikes on front porch.

    PETS: I REALLY prefer no pets. I had a bad incident with people who had what they said was a really lovely cat but it was actually the most horrible version of satan with fur as it turned out… I’m open to discussing it though SMOKING: no. not anywhere on the property, sorry (not in house, not on deck, not in front of house). - Since I live/work from same building, this will work best if you're not looking for a 'party' house. We all like a good 'shaker' sometimes but...not bi-weekly. I'm not looking for a cloistered nun to move in either. You get the drill. - It’s a great unit typically rented by a single person who is likely on the quiet side. Though a few couples have lived in it. - the neighbours are lovely and it's a really safe neighbourhood. - current tenants have been there for 4 years but life changes have them moving.

    Rent is $2000 / month. Utilities are +$130 all-in/month (which is simply 1/3 of the house divided by 3) and include: unlimited high-speed internet, hydro, gas, water, (ie: everything). This has worked well for almost 20 years. Total: $2000 + $130/month = $2130 monthly 1year lease, then month to month (the usual) First + Last month rent holds the place for you I'll ask for 2-3 references: (1-2) employer references or proof of income (1) previous landlord reference (just want to hear some nice things) possibly (1) a personal/character reference
